As of today, 3rd February 2010, the refinance rates are, as follows: (1) 30 yr Fixed Rate, Today, 5.19%, Last Week, 4.94%; (2) 15 yr Fixed Rate, Today, 4.4%, Last Week, 5.06%; (3) 5/1 ARM, Today, 4.53%, Last Week, 4.12%.

According to an article in Mortgage News Daily, “A rising trend of mortgage applications indicates an increase in home buying interest, a positive for the housing industry and economy as a whole. More home purchases can lead to more construction jobs and increased purchases of items to build a home. Furthermore, in a low mortgage rate environment, an increasing trend implies consumers are seeking out lower monthly payments which can result in increased disposable income and therefore more money to spend on discretionary items or to pay down other debt.”

The article further states, “Don’t wait for mortgage rates to decline! I stand by my statement that 4.75% could very well be the lowest mortgage rates offered in 2010…unless there is a fundamental shift in economic outlook. If you have been waiting to refinance or to buy, get out there and start the process before you miss the boat of sub 5% rates.”

The city of Mobile and the other communities within the Mobile Bay Metro Area (Baldwin County, Mobile County, Alabama) have the opportunity to capture many more economic projects if, as area businesses and residents, we continue to stand together “as one!”

We must all participate in the promotion of our area, whether it’s in a small way or a big way. You can contribute with only a smile to a weary traveler visiting our area (they might be moving here or relocating their business) or keeping the trash picked up around your home. Landscaping, mowing the lawn, or volunteering to assist with your educational talents are certainly other ways to place your positive mark upon our metropolitan bay area.

Also, even more small and large businesses should consider banding together, promoting our area through worthwhile local civic, economic and marketing projects. It is through these ongoing positive efforts and promotional projects which will continue to keep us progressive, in contention for even more economic opportunities and, certainly, noticed by outsiders looking in. These outsiders just might want to jump right in with us, so they can also experience the economic flurry of opportunities. Our local assets and opportunities to compete surround each of us every day. So open your eyes widely, see the possibilities and potential, and the next time you look into a mirror, realize that you are looking at one of our greatest assets!

Bay Minette, Alabama may capture two large economic projects benefiting the town as well as the Mobile Bay Metro Area.

Earlier in October, HK Motors indicated its strong interest in wanting to build an automobile plant in the northern part of Bay Minette.

Al Cheney always likes to share good articles or stories, especially, since it’s about our beautiful historic City of Mobile, Alabama.

As the subsequent reprinted article will indicate, the State of Alabama, our city of Mobile and the communities within the Mobile Bay Metro Area are, to date, benefiting so much from many economic projects. Mobile and the State of Alabama are on the move with so much optimism. That’s the key word, optimism! For our City’s success and our own personal growth and success, we must have optimism and the willingness to share our optimism with each person we encounter every day!

A city that looks beyond the recession

IN JUNE a delegation of officials from Alabama packed their bags for the Paris Air Show. Along with officials from Mississippi and Florida they held a reception in the Eiffel Tower and enjoyed a cruise on the Seine. They appeared to be having a very good time, reported someone from Washington state, which is nervously eyeing Alabama’s growing aerospace industry.

How, in these bad times, can Alabama or Mobile, its most charming city, be so jolly? In June the state’s unemployment rate hit 10.1%, more than double what it was a year ago. And things will get worse before they get better: a new survey from the University of Alabama says that business leaders expect the state’s economy to go on shrinking in the third quarter.

Nevertheless, people in Alabama, particularly in the south-west corner that includes Mobile, are refusing to be daunted. And their confidence is not misplaced. In recent years both city and state have been on a blitz of economic development. Most Alabamians trace the change back to 1993, when the state managed to land a Mercedes plant. This was a $300m investment that gave Alabama a big credibility boost. Honda and Hyundai plants followed and the state now has over 300 car-related companies. In 2006 Alabama won a Golden Shovel award from Area Development magazine, and this June it got a silver.

Mobile has had its own successes. Austal, an Australian shipbuilder, came to the city in 1999 and has been expanding. The port recently opened a new container terminal. ThyssenKrupp is building a large steel plant that will bring 2,700 jobs to the region next year. Boeing, Alabama’s aerospace giant, is based in Huntsville but is spreading to the south of the state.

At the same time the city is smartening up. Ten years ago, says Win Hallett, the head of its Chamber of Commerce, the centre of Mobile was so ragged that he worried about visitors being frightened away by the hotels. In 2001 the schools superintendent gave out a dire warning: unless voters approved a property tax rise, he would have to cut the football programmes. The rise went ahead.

All this has given Mobilians their sunny outlook, despite the current economic woe. Last year Moody’s Economy.com ranked Mobile County first among America’s 363 metropolitan areas for projected economic growth between 2007 and 2012. In June Forbes included Mobile (and Huntsville) in its list of the ten cities best placed for recovery.

Mobile and Havana became sister cities in 1993 and, so far as they can, have kept up their ties ever since. There is a long relationship between southern Alabama and Cuba which, several hundred years ago, were trawled by the same cast of French and Spanish explorers. In the 19th century Mobilian doctors helped their Cuban peers fight yellow fever by destroying mosquitoes and a Cuban student who studied in Mobile returned home with a baseball and bat. City leaders are looking to benefit should there now at last be a change in America’s policy towards Cuba.
